On the site of what was a 990 Public Housing complex, the Villages at Carver is the prototype for multi-use urban living. The site is located on 105 acres of land just south of Turner Field in downtown Atlanta. The project falls under the title of a HPE VI transaction with layered mixed financing. In 2002, the developers and finance team were awarded a Pillars of the Industry Award for most creative financing of a multi-use and mixed income development. What began as a three-building development with space for 36 families will continue to expand to include 718 apartment units and 200 single family for sale units. The projected income mix will be 50% of the properties offered as public housing, 20% affordable and 30% offered at the market rate. The communal facilities and high standard of convenience will benefit each resident. Future phases include the Villages at Carver YMCA and Atlanta Braves Baseball Academy with expected completion in 2007.
