Assistant Property Manager – The Cliffs

To work with the Property Manager in the general administration of the property and perform all related administrative functions. Must have experience with Conventional, Tax Credit, and RAD/Public Housing!

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Prepares and maintains resident files.

Maintains general office files.

Types correspondence.

Assists in showing units and screens all applicants.

Assists in scheduling of vacant units for refurbishing and occupancy.

Assists in maintenance of work order system and follows purchase order procedures.

Assists in maintaining the required postings.

Prepares late notices and notices to pay rent and other fees.

Assists in ordering office supplies within established budgeted guidelines.

Maintains tickler files for annual apartment inspections and quarterly unit inspections.

Assists in keeping the apartment condition and status chart up-to-date.

Assists in preparing weekly and monthly reports.

Assists in collection of rents and preparation of receipts.

Assists in adherence to Manual of Operations and Procedures.

Works with attorney and Residential Service Director regarding legal proceedings.

Assists in maintaining all required inventories for project supplies and equipment.

Answers the telephone professionally.
Maintains professional appearance.

Maintains courteous communication with residents and representatives of other companies.

Performs work in a safe manner and actively encourage others to comply with safety rules and regulations.

Ability to drive and perform errands as they relate to the operations of the property.

QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. High school diploma or general education degree (GED); or one year related experience and/or training; or equivalent combination of education and experience.

Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Good oral and written communication skills.

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

Ability to apply commonsense understanding to carry out detailed and involved written or oral instructions.

Professional and neat appearance. Ability to create an atmosphere which foster to respect and building of personal self esteem. Ability to assist the Residential Service Director in his/her duties. Capable of working unsupervised at all times. Experience in using a personal computer.
