To assist Maintenance Supervisor and be responsible for maintaining the property in a superior condition at all times and to respond to resident needs in a timely manner.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Follows direction from Maintenance Supervisor at all times.
Performs HVAC, plumbing, electrical, carpentry, appliance repair, etc., work orders in a timely manner.
Maintains grounds to include policing grounds per daily work schedule.
Performs preventive maintenance work order.
Picks up and delivers goods in company’s vehicle, once approved, as directed.
Performs duties in a neat and efficient manner.
Maintains organized and clean maintenance shop.
Prepares vacant units for occupancy within three business days.
Operates power tools and common hand tools in a safe manner.
Keeps accurate inventory records.
Understands and follows company policies and work rules.
Accompanies vendors and contractors as needed.
Inspects quality of work performed by vendor and contractor as directed.
Maintains professional relationship with all residents and vendors.
Ability to perform all duties of Maintenance Supervisor in his/her absence.
Must be available for “after-hours” on call duty as assigned.
Performs work in a safe manner and actively encourage others to comply with safety rules and regulations.

EDUCATION and/or EXPERIENCE
High school diploma or general education degree (GED); or two to three years experience in HVAC, plumbing, electrical repairs, carpentry and appliance repairs.
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Good communication skills.
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Responsible, trustworthy and demonstrate people skills. Passing grade on pre-determined company test for this position. Must provide own hand tools. Must have valid drivers license and have good driving record (verified by 5 years Motor Vehicle Report) and maintain status. Self starter, takes initiative, positive behavior and be a team player. Career oriented. Troubleshooting skills and excellent references.
